New hotel openings 2026

2026 is set to see a bumper crop of new hotel openings. Here’s our round-up of the most interesting new hotels opening this year, as well as a few recent arrivals.

Unsurprisingly, London is a hive of activity, with 11 new hotels planned to open in the capital before the end of 2026. However, the list below also features properties outside of the capital, from Manchester to York.


New hotels – outside London

Soho House Manchester

Opened: December 2025
Bedrooms: 23
Location: Manchester

The launch of the first Soho House in the north of England was supposed to take place in 2022, but has been postponed a number of times due to ‘unforeseen building delays’. Soho House Manchester is located in the former Granada Studios and will be home to 23 bedrooms, plus a two-bedroom private apartment. There will also be an events space, gym, rooftop pool, live music space and a members’ restaurant.


Mollie’s Manchester

Opening date: Early 2026 (Diner & Studio IV bar open from December 2025)
Bedrooms: 128
Location: Deansgate, Manchester

Motel, bar and diner concept Mollie’s will open its third site in Manchester, also marking the first city-centre location for the Soho House designed brand. Opening in the former Granada TV Studios, Mollie’s Manchester will have 128 rooms, and a diner-style restaurant, large cocktail bar with live music and private event spaces, lounge bar and deli, private workspace and an outdoor heated terrace. The hotel will be spread across seven floors, with the top three floors of the building home to Manchester’s very own Soho House, swimming pool and club.


Fairmont Cheshire The Mere

Opening date: Late 2026
Bedrooms: 120
Location: Cheshire

UAE-based property developer Select Group has partnered with Fairmont Hotels & Resorts to redevelop The Mere hotel in Cheshire. The 157-acre resort was acquired by Select Group in July 2022 and is currently undergoing an extensive restoration, redesign and expansion, which will see it reopen with 120 bedrooms, including 27 suites. The resort will retain its championship 18-hole golf course, while wellness facilities and F&B outlets will be refreshed.


The Pig on the Farm

Opening date: Expected 2026
Bedrooms: 35
Location: Stratford-upon-Avon

The Pig on the Farm is converted from a mid-16th century listed stone-built farmhouse surrounded by convertible barns, stables and out houses, set in 53 acres of land. There will be 35 ensuite bedrooms and suites both in the main house and in the outbuildings and garden area. The restaurant in the main barn, complete with terrace, will naturally champion The Pig’s renowned 25-mile menu featuring produce from the estate. There will be a resident’s snug bar plus two residents lounge areas and a further two private dining rooms. The three Shepherd’s Hut treatment huts will offer VOYA seaweed treatments.


Ty Gwyn Hotel

Opening date: Summer 2026
Bedrooms: 46 bedrooms and 18 private apartments
Location: Abersoch, Wales

This £30 million luxury waterfront hotel in Abersoch, Wales, has faced numerous delays to its plans, but construction is now well underway. When finished Ty Gwyn Hotel will be operated by Bespoke Hotels and will comprise 42 luxury hotel bedrooms and suites, a destination restaurant, bar with sea-view terraces, function facilities, gym, spa with swimming pool, treatment rooms and thermal suite over three floors with 18 private apartments set out on the top two floors above the hotel.


New hotels – London

It’s no surprise that London will welcome a whole host of new hotels in the next 12 months. Read on to discover the launches which are set to attract serious attention.

Admiralty Arch Waldorf Astoria, London

Opening date: Spring 2026
Bedrooms: 100
Location: St. James’s, London

Admiralty Arch Waldorf Astoria, London will mark the first location in the Capital for the luxury Hilton brand. The highly-anticipated hotel was originally due to open in 2022, but has faced significant delays. It will comprise 100 bedrooms, plus restaurants and bars from ‘world-renowned chefs’.

In 2024, Guillaume Marly was appointed as the London hotel’s general manager, having joined the team from Hotel Cafe Royal, where he had been managing director for the past seven years. In 2025, chefs Clare Smyth and Daniel Boulud – who hold seven Michelin stars between them – were announced as the hotel’s official chef partners. The pair will each oversee one of the hotel’s signature restaurants, although no further details about the concepts have been released as of yet.


House of Gods Canary Wharf

Opening date: February 2026
Bedrooms: 79
Location: Canary Wharf, London

House of Gods Canary Wharf will mark the first London site for the Scotland-based hotel group when it opens in early 2026. The 79-bedroom hotel will be home to a 300-cover rooftop restaurant and bar called Sacred Garden, which boasts views over Eden Dock. The hotel forms part of a new 65,000 sq ft hospitality and leisure venue led by Imbiba, the specialist leisure, lifestyle, and entertainment investor and will be joined by an Amazing Grace music venue and a new events facility which will be operated by Broadwick Live.


The St. Regis London

Opening date: Mid-2026
Bedrooms: 195
Location: Mayfair, London

Marriott International is set to bring the St. Regis brand to London, on the former site of The Westbury Hotel. The hotel is undergoing a £90m redevelopment, which includes the addition of two new floors, an extension to the rear to create enhanced public areas, and a renovation of the façade and main entrance.

When complete, The St. Regis London will boast 196 rooms and suites, alongside a signature restaurant, speakeasy jazz bar, fitness centre and spa. The St Regis London is designed by Peter Newman-Earp of Morrison Design, with interiors by Richmond International. Marco Novella, who previously served as MD of The Lanesborough, has been appointed general manager.


Hyde & Seek

Opening date: Autumn 2026
Bedrooms: 309
Location: Hyde Park, London

Immersive Hospitality Management announced a £42m redevelopment and rebranding of Corus Hotel Hyde Park in October 2025. The site is set to reopen in late autumn 2026 as Hyde & Seek, an ‘upscale bohemian oasis’ that will join Marriott’s Tribute Portfolio. The hotel’s interiors will be inspired by the 60s and 70s, while amenities will include an all-day food and drink concept ‘through various outlets’, a glass roofed courtyard for co-working, a state-of-the-art gym and a fitness studio.


The Derby London City

Opening date: February 2026
Bedrooms: 237
Location: City of London, London

Hilton will open its 10th UK property under the Curio Collection by Hilton brand in February 2026, with the launch of The Derby London City. Located in London’s Square Mile, the 237-room hotel will open as part of a franchise agreement with real estate developer and operator, Dominus. The hotel will feature 10 suites with views of iconic London landmarks, plus an all-day dining restaurant, coffee house and bar named Rycrofte’s, inspired by Sir John Rycrofte, sergeant of the larder to Henry VII and Henry VIII.
